General Policies

When scheduling an online reservation you will be asked to sign and acknowledge that you have read, understand and will abide by these terms and policies when completing your reservation.  If you complete a reservation over the phone or in-person you will be emailed the policies to electronically sign. It is important to us that our guests and team members have a safe and enjoyable park to visit.  Anyone that cannot follow the rules will be asked to leave without a refund. 

RESERVATIONS - All reservations can be made by visiting our website at www.bartlettshores.com or calling the park directly at 712-350-1398.

  • Short term guests (15 days or fewer) – You are required to pay for the reservation in full when making your reservation. 
  • Long-term, Monthly/Seasonal guests (16 days or greater) – You are required to pay a deposit of $175.00 to hold your site. The remaining balance is due at the time of check in. If your booking is made within 48 hours you will be required to pay in full. A credit card is required at the time of booking. RV Sites are offered as Monthly Sites; the full amount is due on the 1st of every month. Pre-payment is allowed.

SHORT-TERM RESERVATIONS (15 days or fewer)

Cancellations more than 48 hours prior to check in - You will be charged a Cancellation fee of $35.00, any remaining funds will be refunded from your initial deposit.  Refunds can take up to 14 business days to appear in your account. 

Cancellations within 48 hours of your check in date will result in loss of deposit.  Guests who do not check in for their reservation by 9pm will be considered a “no show” and will forfeit your deposit.  We do not offer refunds due to discomforts of nature, family emergencies or early departures.  

LONG-TERM RESERVATIONS (16 days or greater)

Cancellations more than 48 hours prior to check in - You will be charged a Cancellation fee of $35.00, any remaining funds will be refunded from your initial deposit.  Refunds can take up to 14 business days to appear in your account. 

Cancellations once you have started a monthly/long term stay - Long-term guests are requested to provide two weeks notice prior to vacating their site. There is a penalty for ending a monthly/long term stay without sufficient notice. 

Cancellations with two weeks notice - If you provide the required advance notice, a$35 cancellation fee will be applied. Your reservation will then be prorated based upon the planned exit date. Any overpaid funds MAY be held to cover that month's electricity bill depending on the next meter reading. If the electric deposit is deemed sufficient to cover the last electric bill, a refund will be issued for remaining overpayment. The refund will be issued after check-out to ensure that all charges are covered. 

Cancellations with less than two weeks notice - If fewer than two weeks notice or no advance notice of cancellation is provided, a $350 cancellation fee will be applied. Your reservation will then be prorated to the date or exit or the date the park is notified of your exit. (In the event the guests leaves the park without notifying the management.) Your reservation will then be prorated based upon the check out date. Any overpaid funds MAY be held to cover that month's electricity bill depending on the next meter reading. If the electric deposit is deemed sufficient to cover the last electric bill, a refund will be issued for remaining overpayment. The refund will be issued after check-out to ensure that all charges are covered. If additional charges are still owed at check-out they will be charged to the payment method on file. 

*The $350 cancellation fee will be waived for monthly/long term reservations due to job cancellation with proof from the employer. This must be submitted to the park staff via email. Please send this to info@bartlettshores.com to request a waiver for the cancellation fee. 

NOTE: Bartlett Shores is NOT responsible for scheduled payments processed if you did not check-out of the park or notify a member of our team of your departure. 

ELECTRICITY - Electrical Pedestals including 110/30 Amp/50 Amp connections are provided on each site.

  • Short-term guests (15 days or fewer) will be charged a daily rate which includes electricity.*
  • Long-term guests (16 days or greater) will be charged for electricity each month. Each site has its own electricity meter. More information will be provided in the Long-term/Monthly/Seasonal guest terms and conditions.

* If a guest stays longer than 16 days due to extending their stay, they will be considered a long-term guest. They will be charged an electricity deposit ($100) and become responsible for their electricity use. The electricity is metered and the exact cost will be added to the guest charges each month when the electricity bill for their site is received. The Short-term guest pricing includes a courtesy amount of electricity, once a guest stays longer than 16 days the courtesy cost no longer covers their electricity. 

We recommend ALL guests use a high-quality surge protector to protect your RV from electrical surges or voltage anomalies. Bartlett Shores is not responsible for any damages to your personal property in the event of a power issue. 

OFFICE HOURS - Campground office hours are from 9a-5pm.  All guests must check in to the property using the contactless check-in link sent via email or contact our staff to schedule an in-person check-in at the office near the entrance. 

AFTER HOURS - Our team is available via phone 402-259-6728 or or 712-350-1398 after Hours from 5p-9a.

CHECK-IN - Check-in for RV Sites is 2pm. Early Check-in may be available upon request, however an early check-in is NEVER guaranteed.

CHECK OUTS - Check out is at 12pm; to ensure availability for our incoming guests, please plan for a prompt departure. 

  • Short-term guests should use the online portal to check out when completing your stay. Any remaining balances owed to your account will be charged to your account after you have checked out.
  • Long-term guests should notify a member of our team in advance if your check-out date changes. You can use the online portal to check out when leaving the park at the planned of your stay. Please review the long-term guests conditions regarding early check-outs.

RV SITES - All Motorhomes, RV’s and Travel Trailers must be in good working order and appearance. No clotheslines, mattresses or excessive items are allowed at the RV sites.  Sites are expected to be kept neat and clean for the enjoyment of all our guests.  

PARKING - Two vehicles are allowed per RV Site. Please Park parallel to your RV out of the main drives.  PLEASE DO NOT PARK ON THE GRASS.

MINORS - No unaccompanied minors will be allowed at or to stay overnight without an adult at Bartlett Shores. To make a reservation you must be at least 21 years or older. 

PETS -  All dogs and cats are welcome and loved at Bartlett Shores. There is a one-time $5.00 fee per stay for each pet. Please review the pet terms & conditions for your responsibilities.

GUESTS - All guests/visitors should register with the campground office upon arrival and must pay an entrance fee. $5 passes are available for your guests. Please inquire at the office/clubhouse if you have any questions. 

GRASSY GROUNDS AND WALKING PATHS - Please no driving or parking on our Grassy Areas or Walking Paths.  Our Groundskeeper appreciates your cooperation. 

SPEED LIMIT - Please maintain a speed of 5mph or less throughout the property. 

SEWER HOSE - Your sewer hose must be fastened at both ends using a connector or a rubber donut. 

WINTERIZATION - The property will add a heat tape to the frost-free hydrant during the winter/spring season when freezing temperatures are a risk. It is the responsibility of the guest to take any additional precautions to protect the water, sewer, and their RV from the winter weather conditions. 

GLASS - Please no glass bottles or containers on the grounds.  

CLUBHOUSE/SHOWER & RESTROOMS - Under Construction - (Opening Phase 2) - Bartlett Shores provides a Clubhouse with a small general store and on-site Laundry Room, Showers, and Restrooms. The Clubhouse will be for Guest Use Only. ADA Restrooms will be available. Once the facility is available, please be respectful of your neighbors and facility and clean up after yourself.  Please let us know if any of the facilities need our attention.  

LAUNDRY ROOM - Under Construction - (Opening Phase 2) Please leave the laundry room as you found it. Do not leave laundry unattended. You are responsible for your own property - the park is not responsible for lost, stolen, or damaged items. If machines need attention, please notify the manager immediately. 

CLEAN UP - Please do not leave trash out overnight. Guests are responsible for all trash removal from their site. Dumpsters are located on the property for personal trash only. All trash must be bagged & tied. Sites are to be kept clean and orderly as to promote a beautiful park.

SITE CLEAN-UP FEE - If you leave your site with trash, salvage items, damage, or stains to the cement pad, or in an unkempt state you may be charged a clean-up fee of $75-$175 for our staff to prepare the site for the next guest.

CAMPFIRES & FIREPITS - Campfires are allowed only in fire rings or fire pits. No collecting Firewood from our property. Please purchase Firewood from local vendors. Once the General Store is open (Phase 2) you will be able to purchase there. Campfires must always be supervised.  

GRILLS - Grills are allowed on your site only. Please do not dump charcoal on the grounds or in the firepits.  No burning of trash.  Grills must always be supervised by an adult. 

NOISE LEVELS - We strive for a peaceful & restful night's sleep under the stars at Bartlett Shores.  Noise Curfew on Sunday-Thursday will be 10pm and Friday & Saturdays at 12a. Quiet Hours end at 8am daily. Holidays or Special Event Weekends may be adjusted. The Bartlett Shore team reserves the right to maintain a peaceful environment. 

BEHAVIOR - Guests of Bartlett Shores are expected to respect fellow guests and Team Members.  Any behavior that is unruly, loud, illegal or risky to both property and persons will NOT be tolerated. Guests may be warned or asked to immediately leave the property at Management’s discretion.  Any guests refusing to leave, threatening or engaging in verbal or physical violence will be dealt with by Local Authorities. 

VANDALISM - Vandalism of any kind will result in guest expulsion and possible charges for damages. 

ALCOHOL - For our Legal Age Guests, please enjoy your Adult Beverages Responsibly. There is ABSOLUTELY NO Underage Drinking allowed at Bartlett Shores.  You may be asked and are required to show proof of age if seen consuming any Alcoholic Beverages.  

Any Alcoholic Beverages held by Underage Guests (or without valid ID) will be confiscated.  Bartlett Shores reserves the right to confiscate Alcoholic Beverages from Underage Guests, remove guests from property or notify the authorities.  Do not drive on the property (including golf carts or bicycles) after drinking. You are also liable for any destruction caused by you or your guests. Please respect your neighbors and limit noise while consuming alcoholic beverages. 

DRUGS - Illegal Drugs are NOT allowed at Bartlett Shores.  The Police will be immediately notified of any guests carrying, using or under the influence of any and all illegal drugs on property. No Exceptions. 

RESPECTING OTHER RV SITES - Respect others and please do not cross over occupied sites or park in unoccupied sites. 

RESPECTING OTHER GUESTS - Please treat other campers the way you would like to be treated. Use of hate speech/hateful acts of any absolutely prohibited. Degrading comments about things like race, religion, culture, sexual orientation, gender, or identity will not be tolerated. 

WEAPONS - Weapons of any kind are strictly prohibited at Bartlett Shores, including but not limited to, Firearms, Fireworks, Archery, or Paintball Guns. There is no hunting on the park grounds.

EMERGENCY SERVICES - For all Emergencies please call 911 or we’ll assist in contacting Emergency Services for you. 

GUEST'S RISK - Guests assume any and all risks associated with your stay at the park.  Guests are responsible for any and all damage or injury caused by themselves, children or pets.  Bartlett Shores is not responsible for any personal injuries or damage, loss or theft of any personal property or vehicle.  Guests agree to hold Bartlett Shores, its staff, and affiliates harmless and indemnify Bartlett Shores against the same.

BACKGROUND CHECKS - Bartlett Shores does not conduct background checks for short or long-terms guests. We are background friendly for MOST convictions. We hold the belief that individuals can successfully change their lives and be productive members of society.  

The two restrictions we have and will not make an allowance for are: 

1.) for individuals required to register with the IA Sex Offender registry, or who would be required to register if such person resided in Iowa, or may permanently or temporarily reside on a site.

2.) for individuals convicted of a violent felony such as criminal homicides, including murder and manslaughter; robbery, rape or sexual assault, battery and domestic violence. 

If a guest is found to have a background of the above nature they will be provided written notification that their reservation will end and they will be required to vacate the park within 7 days. 

BARTLETT SHORES STAFF - Reserves the right to evict any person(s) who does not comply with the Rules and Policies. We reserve the right to deny access to any vehicle or RV.

Pet Policies


All dogs and cats are welcome and loved at Bartlett Shores.

  • There is a one-time $5.00 fee per stay for each pet. Please review the pet terms & conditions for your responsibilities.
  • We do ask that you limit your pets to two (2) per site. If you have additional four-legged guests please contact the office to let us know so we can document them with your reservation.
  • Fee will be waived for Service Animals, please be prepared to submit documentation for Service Animals. (NOTE: This does not include ESA or Emotional Support Animals. 
  • Our four-legged guests must always be on a leash when walking in the park. No extreme barking allowed.
  • If you use a portable fence with your RV, they must be contained within the fence to be off-leash.
  • Guests are responsible for all removal and disposal of animal waste. All breeds are welcome, but aggressive behavior is not tolerated.
  • Bartlett Shores is not responsible and will hold the pet owner accountable for any injury or damage caused by the pet. 
  • You may be required to show proof of vaccinations if asked by a member of our team.  

Monthly/Long-term Policies

As a long-term, monthly, or seasonal guest there are additional terms and conditions that apply to these types of stays. Please read and acknowledge that you have read and understand the expectations. The management reserves the right to update the policies as required for continued operations. Guests will be notified of any updates through the email on-file.

UTILITIES

METERED ELECTRICITY

The meters are read each month around the 12th of the month. The bill for the prior month will be issued by Mid-American Energy on or about the 15th of the month. We will then add the electricity charge for the previous month to your account. It will be due with the upcoming month’s rental fees. The charges will be listed as two separate fee's; a utility base charge and the utility use charge (includes local taxes). These are the charges from the utility company. The bill will be due the 1st of the upcoming month and will be processed via auto-pay. 


For Example: Electricity usage for mid-June to mid-July, the meter will be read around July 12th. The charges will then applied to your account. The billing will then be due with the August rental payment. 

ELECTRICITY DIRECT BILL

Long-term guests wishing to have their electricity directly billed to them instead of adding your rental reservation can do so. You may contact Mid-American Energy to request that the bill be setup in your name and billed directly to you. You will then make your payment directly to Mid-American Energy. There may be a period of time where prior to your first billing from the utility company, where it was billed to the park and applied to your reservation. The utility company may charge a separate deposit for your electricity that is separate from the park electricity deposit.

DEPOSITS, PAYMENTS,  & FEES

ELECTRICITY DEPOSIT

An Electricity Deposit of $100 will be assessed with your check-in. This will be held for use for your final electricity bill at the end of your stay. Any overage will be refunded to the card on-file. If the full amount is used to cover your final electricity bill, no refund will be issued. In some cases, an additional amount for electricity may be billed if the final bill is greater than the $100 deposit. 

SITE DEPOSIT

A Site Deposit of $175 is owed at the time of your reservation to hold your spot. This amount will be applied to your first month's reservation.

CHECK-IN PAYMENTS 

The remainder of the first month's stay will be due on the day of check-in. You will be notified in advance of your check-in of the balance due. The list of charges should include any discounts and the electricity deposit. Please plan accordingly to schedule the check-in payment either in advance or upon arrival of the park. 

MONTHLY PAYMENTS

Bartlett Shores will send a monthly invoice/list of charges 5 days before the monthly rental is due. The balance due on the invoice is due on the 1st of each month or the monthly anniversary date of your reservation. The charges list will include the monthly rental amount, any discounts, the electricity charges, and the reservation fee. If there is a past due balance on the account, that amount will be included with the amount due to bring the account current.

LATE FEES

The monthly payment is due on the 1st of the month or the anniversary date of your stay depending on your check-in date (new guests under the firefly system). If the payment has not been made within 24 hours of your due date a $35 late fee will be assessed. 

RECURRING PAYMENTS

Our preferred method for payment processing is via Recurring Payments. Our team will set this up once you have checked in. In the event, you do not wish to use recurring payments, the guest is responsible for logging into the reservation portal and scheduling your payment each month within 24 hours of the due date. Failure to schedule the payment when it is due will result in a late fee of $35 being assessed. 

Guests should NOT cancel their scheduled payment. If you need to setup a payment arrangement you MUST contact the office and request a payment arrangement to have your payment processed at a later date.  If the guest cancels the scheduled payment without making a payment arrangement with management, a late payment fee of $35 may be applied.

DECLINED PAYMENTS

If a guest card cannot be processed either due to insufficient funds or another card error when the monthly payment is being processed, a late fee of $35.00 will be assessed. The guest will be notified you that the monthly payment was not successful. The guest will then have 24 hours to advise our staff that the payment can be processed to the card on-file, or another payment method will be required. Payment Arrangements will be made at the discretion of the management. 


NON-PAYMENT OF MONTHLY RENTAL

Ongoing non-payment of the monthly rental fee is not acceptable. Failure to complete the monthly payment within 48 hours of the rental payment being due (without a payment arrangement) will result in a RV boot being added to guests RV. A Boot Fee of $50/week will be assessed until the rental is paid in full.

PAYMENT ARRANGEMENTS

Payment arrangements for weekly, bi-weekly, or late payments can only be made in advance of a billing period with approval from a member of our management team. If a payment arrangement is requested, approved, and then not honored. The management reserves the right to revoke any future payment arrangements and require payments in full and on-time for the guest to remain in the park. 

PAYMENT METHODS

ACTIVE CARD OR ACH BANK ACCOUNT ON-FILE

All long-term/seasonal guests are required to maintain an active card on-file or ACH Bank Account in the Firefly reservation system.

ALTERNATIVE PAYMENT METHOD/DATE

a.) Guests wishing to pay using cash or check (made out to Wetter Water LLC) must make their payment to a member of the Bartlett Shores staff when the payment is due.

b.) Guests wishing to pay using a different card or bank account are responsible for accessing their account in Firefly  updating the account information.

c.) Guests wishing to pay on a different payment date than the assigned due date must make the arrangement in advance of the payment due date with a member of our staff. 

CHECKING OUT/EARLY DEPARTURES

Please give us at least 14 days notice when ending a long term reservation.

INCLEMENT WEATHER/WINTERIZATION

Bartlett Shores is a year round park and will likely experience freezing weather during the Winter Months. If you are staying during the winter months, please plan ahead for the best methods to winterize/prepare your RV. SKIRTING your RV is allowed and encouraged to protect your camper. The park has frost-free hydrants and will protect them with heat tape and insulation. Guests who wish to remain connected to water during winter months are expected to use a heated hose. If any additional items such as a pressure gauge or in-line filter are used, these should be protected as well. Guests should also protect/insulate their sewer line to prevent freezing. 

BEST PRACTICE: During times of extreme freezing temperatures the best practice the guest should fill their internal freshwater tank(s) with water and disconnect from the hydrant to prevent damage to the hydrant and/or the guests camper. In the event of continued extreme freezing temps the park may ask ALL guests to fill their tanks and disconnect their hoses, drain them, and store them. Please be responsive to this request if this occurs. 

GUEST RESPONSIBILITY: The guest is responsible for maintaining their heated hose/insulation for the water hydrant/sewer connection during freezing temps. In the event, the guest does not disconnect their hose/sewer during periods of freezing temperatures and the connection(s) freeze it will be the responsibility of the guest to thaw their equipment. If damage occurs to the sewer connection or hydrant due failing to disconnect from the service during extreme low temps, the guest will be responsible for the cost of repair/replacement for these service connections. 



MAIL SERVICE

Unfortunately, mail service is NOT available at the park.

Our recommendation to any guests wishing to receive mail while you are a seasonal guest at the park is to setup a Post Office Box at the Glenwood, IA post office. You can locate more information about them online at www.usps.com.

For any deliveries by shippers, we recommend that you have them ship to your PO Box or arrange for Ship to Store or a Pick-up location in the area. 

Boat/Trailer/RV Storage 

MONTHLY STORAGE The term commences on the date of check-in and will be for a recurring thirty (30) day (month) period from the first of the following month unless cancelled by either the Guest or the Campground at any time upon thirty (30) days prior written notice to the other party.

PAYMENT DATE Rent shall be payable on the 1st day of each month or the anniversary date of check-in, monthly in advance at the rate of $ 75.00. There will be a reminder email sent one day prior to the payment processing. A receipt will be emailed when the payment is processed successfully. 

RECREATIONAL VEHICLE STORAGE Storage is only for the recreational vehicle(s) listed in the reservation. No material may be stored at the campground that may be hazardous to the grounds or anything contained therein. This prohibition shall specifically prohibit explosives, combustible materials, chemicals, odorous or other inherently dangerous materials unless such materials are contained in a container specifically designed for such use and of a type approved by the appropriate governmental entity. All propane tanks must be turned off prior to storage.

NONLIABILITY OF CAMPGROUND FOR DAMAGE OR LOSS This reservation is on the condition that the guest agrees to release the campground from liability for negligence causing any loss, harm, injury, or damage to guest's property including the guest while at the campground or storage site.  The guest assumes responsibility and liability for any damage caused by the guest or their visitors to their personal or recreational property or the campground storage site.  

INSURANCE OBLIGATIONS OF GUEST  Guest shall at its own cost and expense obtain and maintain current insurance to the extent of at least 100% of the actual cash value of the goods stored on the premises covering all loss and/or damage caused by fire, water, theft, vandalism, or any other risk of any kind or nature and to name the campground an additional insured. If the guest fails to obtain or maintain insurance it will be deemed self‐insured and to have assumed the risk of loss or damage. The guest will provide proof of insurance to the campground.

LICENSE OBLIGATIONS OF GUEST Guest shall maintain the license on stored recreational vehicles in good standing at all times. The guest will provide proof of license to the campground.

RENTAL OF STORAGE SPACE ONLY Guest is renting a site for recreational vehicle storage. The site cannot be occupied as rental site. The Campground does not provide security at the premises and guest assumes all risk incidents to security at the premises.

WORK PERFORMED ON PREMISE OR UNLAWFUL USE Guest shall NOT use the premises for any repairs or work on stored items or for any unlawful purpose. The storage of any inflammable or explosive or dangerous materials or illegal drugs or property by the Guest is prohibited.

If the payment has not been processed by the guest within 5 days of the due date; Bartlett Shores will process the missed payment on the next business day for the balance due including the late fee.  A receipt will be sent to the guest for the missed payment.

DECLINED PAYMENTS

If a guest card cannot be processed either due to insufficient funds or another card error when the monthly payment is being processed, a late fee of $35.00 will be assessed. The guest will be notified you that the monthly payment was not successful. The guest will then have 24 hours to advise our staff that the payment can be processed to the card on-file, or another payment method will be required. Payment Arrangements will be made at the discretion of the management. 

NON-PAYMENT OF MONTHLY RENTAL

Ongoing non-payment of the monthly rental fee is not acceptable. Failure to complete the monthly payment within 48 hours of the rental payment being due (without a payment arrangement) will result in a RV boot being added to guests RV. A Boot Fee of $50/week will be assessed until the rental is paid in full.
